Project Location
The Spires @ Schweitzer, is an 80-acre planned mountain development project, located at Schweitzer Mountain Ski Resort on the South Ridge of the main bowl.
Encompassing 13.2 acres of the Ski Resort, the land extends from the end of the South Ridge Ski Trail down to the existing road network above the Crystal Springs and the First Addition to Schweitzer Basin subdivisions.
The Entire 80 acres has fabulous views of Lake Pend Oreille, is predominantly mountainous terrain, with abundant Alpine Fir, Spruce, Larch, and Huckleberries. There is true ski in access from the Resort, both from the Quad/Midway station of Chair 1, and the South Ridge ski trail, returning to the main Plaza via the Crystal Springs access trail.
The proximity to the ski resort and the natural beauty of the land with its fabulous panoramic views; combined with careful planning to accurately establish and protect the home-sites, view corridors, ski and recreational trails, and the functionality of the project; have created the most extraordinary and unique home-sites at Schweitzer.
The Spires, Phase I PUD, is a 20 unit Planned Unit Development (PUD). The road has been has been paved, and all utilities: water sewer, electric, natural gas, phone & cable; are stubbed at the driveway locations to each lot.
The Spires Water Company will provide water; sewer will be handled by septic tanks, with effluent connected into the Schweitzer sewer system (Resort Water Company); electric; natural gas and phone will be provided by Northern Lights, Avista and Verizon.
Home-sites, view corridors and protected open space; as well as all other key functional aspects such as storm water management, snow storage, parking, and lot set backs, have been incorporated into the PUD approval, and set forth in recorded CCR’s, along with other appropriate CCR’s covering aspects like architectural review, homeowner’s association and fees, common space and road management and maintenance.

The master conceptual plan for The Spires calls for the extensive recreational ski and bike trail network to interweave throughout the residential development. Though the specifics of future development have yet to be determined, the creation of the trail network is underway, and the addition of a ski lift is an ever-closer reality…
